Hello

We are
Room & Co.

A small Irish group building hotels that belong to the streets they stand on.

We are opening two hotels in Dublin — one on Bolton Street in the Georgian north city, one in the village of Phibsborough — and we are building them the same way. Restore what is worth keeping. Buy from the people around the corner. Make a ground floor the neighbourhood will actually use.

The rest is detail, and the detail is the job: a bed you sleep properly in, a light that reaches the page, a room that is quiet when the city is not.

Our approach

Our Approach

Three things
we hold to.

Rooted in place, culture and good company — not as a strapline, but as the brief we design against.

Thoughtful Stays

Beautifully considered spaces that make you feel at home, wherever you are.

Local Roots

We celebrate the character of each neighbourhood and the people who call it home.

Good Company

Hotels made for connection — with our team, our guests and our communities.

In the details

One house,
many front doors.

Each hotel carries its own name and its own character — The Bolton is not Hotel Phizz, and neither is trying to be. What they share is a standard: the same care taken over a key fob as over a facade, the same welcome at the desk, the same insistence that the ground floor belongs to the street.

“The ground floor is the point: built for the neighbourhood first, guests second.”
